My Planet Liverpool recently met up with Julia Baden, who in June 2021 undertook a change of career, leaving her role as as a Commercial Real Estate Solicitor to launch her own Estate Agency, Baden Properties. We asked Julia to tell us more about herself and why she took the decision to found her own business.

ABOUT JULIA BADEN

WHICH AREA OF LIVERPOOL ARE YOU FROM AND WHERE ARE YOU CURRENTLY BASED?

I’m from Crosby originally (best known for Antony Gormley’s iron men, which stand proudly on Crosby beach). Following a few years spent hovering around the M62 for my studies, I moved to South Liverpool where I’ve been for much of the last 10 years. I currently live in the leafy and suburban Mossley Hill area, which I love.

WHAT IS YOUR CAREER BACKGROUND?

After finishing my A-Levels, I studied Law and Criminology at the University of Sheffield and graduated in 2008. I then followed the solicitor route and completed the Legal Practice Course at BPP Law School in Manchester.

I have always wanted to see more of the world, so before becoming fully immersed in corporate life I decided to take a year out to work, save money and throw my backpack on and explore southeast Asia and New Zealand for four months. Travelling was one of the most rewarding experiences of my life and something I will always be grateful for, not least because it has given me the travel bug, which apparently never goes away!

After returning from my travels, I worked as a paralegal for several years before qualifying as a commercial real estate solicitor in 2016.

WHY DID YOU DECIDE TO MAKE A CAREER CHANGE?

Working as a commercial real estate solicitor taught me so much about business, property transactions and the importance of providing a great client service. Whilst this was an invaluable experience, the role tends to be detail heavy, with lots of legal drafting and little opportunity to get out and about. I wanted to spend every day doing a job that I genuinely care about, and as my true passion is houses, particularly period properties, I was keen to use my experience in the legal profession to do something different, something that I could call my own.

My entrepreneurial journey began when I worked with Fiona Flemington, owner of The Insightful Coach Consultancy, who helped me to see that my legal background offers a unique selling point within the estate agency market. The transition from solicitor to business owner has been hugely liberating and I cannot wait to see how Baden Properties evolves.

WHAT WILL YOUR NEW BUSINESS INVOLVE AND WHAT AREAS WILL YOU COVER?

Baden Properties is a newly launched bespoke residential estate agency based in Liverpool, covering the wider Liverpool city region and the northwest.

Through my own experience of buying and selling properties, I noticed a gap in the market for energy, enthusiasm and a great client service. I found that it was difficult to attend viewings outside of usual office hours, so I missed out on properties that sold before I was able to view. It was rare to speak with one assigned agent, and I also felt that there was a lack of knowledge, communication and guidance regarding the transaction itself and the practicalities which follow the offer and acceptance stage.

In setting up Baden Properties I have focused on offering a more bespoke, client-led service that provides flexible viewings, one point of contact from start to finish, and regular communication with all parties involved. Every scenario is different, the seller’s priority might be to secure a quick sale, achieve the highest price, or find the perfect buyer for the property. For this reason, Baden Properties offers a personal service which is tailored to the individual seller’s needs. 

INTERESTS/HOBBIES
WHAT DO YOU LIKE TO DO WHEN
OUT OF YOUR WORKING HOURS?

Travelling, running cooking…and generally anything food and wine related! Other than that, I love renovating properties. My partner and I have been busy renovating our Victorian house that we bought a couple of years ago and have so far had a new kitchen fitted, restored most of the original floorboards, and also replaced the modern fireplace with an original cast iron beauty to reflect the house in its original form. For my next project I have my eye on some period style tiles for the hallway. The Victorians certainly did have good taste!
